Buying or selling acreage properties involves specialized knowledge, as many factors may affect a purchaser’s decision, or the way in which you would like your property marketed. Whether the acreage is a one-acre residential home, or a bare section of land, it is best to use a realtor who will know what questions you should want answered. As an acreage owner, and a holder of the Olds College Certificates of Farm, Ranch and Acreage Property Program and the Rangeland Evaluation Program, you can be sure you are using a realtor who will be looking out for your best interests.
As a BUYER, some of your main concerns should be:
- Property lines (what are you buying?)
- Water source(s); active and inactive
- Potability of the water
- Type of septic system and capability
- Bylaws (septic system restrictions, zoning and business permit issues, etc.)
- Rights of Way/Encroachments
- Leases and/or other revenue
- Environmental concerns
As a SELLER, you should be able to provide potential buyers with information such as:
- Knowledge of the potability of the water
- Survery of the property lines
- Location of any and all water sources, active or inactive
- Information on all leases concerning the property
- Knowledge of the type of septic system
- Environmental concerns that may exist
