Both lakefront and riverfront properties are affected by rules concerning the waterfront, as well as varying water levels.
Whether you are buying or selling a waterfront property, there is certain information that you should know:
- are there Riparian Rights associated with the property?
- is there an environmental area between the property and the water?
- what is the flood zone on riverfront properties?
- are septic fields allowed, or only tanks?
- are basements allowed?
- are permanent docks allowed?
- are you allowed to change the waterfront(eg. add sand, remove weeds, etc.)
- how does the waterfront affect the value of the property?
These are just some of the questions that a seller may have to provide, or a buyer may wish to know.
As a buyer, you may have certain desires for a waterfront property. It is important that you are looking at the right bodies of water to find what you are looking for. Some lakes in Alberta are Alkaline, meaning there are no fish in the lake. Other lakes are very shallow. Some lakes do not allow motorized boats on them. Perhaps you are looking for a family oriented area, or maybe a very private area. Whatever your desires are, I will work hard to find you exactly what you are looking for!
